§02 — Fit check

Is this a match?

Before you fill out a single field — a straight read on what lands on our desk well, and what doesn’t. Saves everyone time.

We take on work that has to be built. Not just talked about.

Good fit

  • Infill multifamily in northern New Jersey
  • Gut rehabs & conversions with tight envelopes
  • Commercial tenant fit-outs (clinics, restaurants, phone stores)
  • Dealerships, test kitchens, airplane offices — ground-up or gut
  • New construction that needs attention to fine detail
  • Developers with real capital and a realistic timeline

Probably not

  • Pure interior styling / decorating
  • Renderings without an intent to build
  • “Speculative” partnerships with no budget
  • Bidding wars on pure fee (we’re not cheapest)
  • Work that needs to start tomorrow and finish the day after

§03 — Intake

Tell us the shape of it.

Seven minutes. Nine fields required. The rest is optional context that helps us send back something specific instead of “thanks we’ll be in touch.”

01 Who we’re talking to.
02 The project, roughly.
03 What you need from us.
Quick aside

We can help you price it.

No budget set + full A&E is a common combo and totally workable — but expect our first reply to suggest a paid feasibility study ($8–24k typical) before we scope the whole thing. Saves us both from guessing.

Heads up

“Yesterday” is hard.

We ship fast, but planning boards don’t care how fast we draw. Most municipalities run 60–120 days from complete submission to approval. Tell us what’s actually driving the rush in the context box — sometimes there’s a faster path (admin review, variance bundling) we can find.

Small-scope note

Consulting gigs run hourly.

Quick second opinions, code-feasibility reads, zoning memos — we do them at $285/hr with a 4-hour minimum. If that’s out of range, we can point you to someone who charges less and knows our code book.

Where you are in the process

Site-shopping is our favorite phase.

We regularly do 2–6 hour paid site screens for developers before they sign — quick zoning read, envelope study, back-of-envelope pro-forma. Mention this in the context and we’ll quote it.

04 The story of it.
